Municipal Permits and the City Notary’s Role

City counters reject more applications over notarisation than over zoning. Contractor affidavits, owner authorisations, lien waivers and sidewalk-café consents each carry their own seal requirement — and every borough clerk reads them slightly differently.

Which filings need the seal?

As a rule, anything sworn needs a jurat (contractor statements, occupancy affidavits), while anything merely authorised needs an acknowledgment (owner consents, agent designations). Bring the city’s instruction sheet and we’ll match the certificate on the spot — using the wrong one is the top cause of rejection.

The fifteen-minute counter visit

Permit paperwork is our most common walk-in. Bring the unsigned forms, a photo ID for every signer, and the project address. We verify, witness, seal and hand you a scan for your digital permit portal before you leave.

Never sign a permit affidavit at home “to save time.” A pre-signed jurat can’t be notarised — and reprinting at the counter costs you the morning.
